OwnerRez is one of the most thorough tools in the business, priced fairly and without booking fees. It is also a system you learn and configure. If the website is the part you came for, compare it with having one built for you.
The short answer
Choose OwnerRez if you want a complete property management system with a free API channel manager, detailed booking rules and accounting, and you are comfortable spending time setting it up.
Choose No Effort Rentals if you want a direct booking site on your own domain and would rather not learn a PMS to get it.
What OwnerRez costs
OwnerRez charges $40 a month for the first property, with lower prices for each property after that ($15 for the second and third, $10 for the fourth, $8 each from the fifth). There are no setup fees, booking fees or contracts. The website is a premium add-on: Hosted Websites is $15 a month for the first property, $5 for the second, $3 each up to the ninth. A WordPress plugin option is also available.

OwnerRez’s own reviews mention an “initial learning curve”, and that is fair: it is built for hosts who want control over every detail. What we don’t do:
- No API channel manager: calendars sync through iCal, so a platform can take a little while to see a new booking
- No dynamic pricing, no cleaning schedules, no owner statements
- Guest messages from Airbnb and Booking.com stay in their apps
- Bigger changes to the site go through us rather than a builder you drive
Dynamic pricing and the rest
Neither of us sets prices for you natively: OwnerRez connects to third-party dynamic pricing tools, and our sites use the seasonal rates, weekend prices and minimum stays you set. If dynamic pricing is important, OwnerRez’s integrations are the more flexible route.

Does OwnerRez charge booking fees?
No. OwnerRez says it has no setup fees, booking fees or contracts: you pay per property per month, plus any add-ons.
Is the OwnerRez website included?
Not in the base price. Hosted Websites is a premium add-on, $15 a month for the first property, as of October 2026.
Can your site work alongside OwnerRez?
Yes. Our sites sync calendars through iCal, which OwnerRez exports and imports.
