How the numbers are worked out

The calculator adds your nightly rate times the nights, plus the cleaning fee: that is the booking subtotal the platforms charge their fees on. Taxes are left out.

  • Airbnb, single fee: 15.5% of the subtotal, taken from your payout. The guest sees your price with no service fee added. Airbnb says most hosts pay 15.5%, some pay between 14% and 16%, and listings in Brazil and Mexico pay 16%.
  • Airbnb, split fee: 3% from you, plus a guest service fee Airbnb puts at 14.1% to 16.5% of the subtotal. We use 14.1%, the low end. The guest pays it, but it makes your listing look more expensive.
  • Vrbo, pay-per-booking: a flat 12% commission that includes payment processing, charged on the rent and on any fees you add, like cleaning. Vrbo also charges travelers a service fee; it doesn’t publish the percentage, so it isn’t in the numbers.
  • Booking.com: a percentage of the total booking set by your country, property type and contract, higher if you join programs like Preferred Partner. Booking.com doesn’t publish one number, so you type yours. Payment costs come on top when Booking.com handles payments.
  • Your own site: no platform fee. Stripe’s standard card fee in the US is 2.9% + 30¢ per payment, plus 1.5% for international cards. The plan is a yearly price, so it appears in the yearly view, not on each stay.

Airbnb’s fee change in 2026

In 2026 Airbnb started moving every home host to a single service fee paid by the host. Its own announcement: “we’re combining both fees into a single 15.5% service fee paid by hosts.” The deadline to adjust prices was September 15, 2026 for hosts outside the European Economic Area and October 13, 2026 inside it. Hosts who use property management software and weren’t on the single fee yet switched on October 13.

Airbnb’s help center now describes the split fee as being phased out. If your listing is still on it, the second receipt shows what you pay; for nearly everyone else the first one is the one that counts. Airbnb’s example: keep your price at $100 and you earn $84.50.

What the calculator leaves out

  • Taxes, security deposits and pet fees you charge separately.
  • Vrbo’s traveler service fee, which Vrbo doesn’t publish.
  • Booking.com payment costs, which depend on how you get paid.
  • Currency conversion and international card surcharges on the platforms.
  • Refunds, chargebacks, and the cost of getting guests to book with you directly.

Read the result fairly

A direct booking only costs a card fee if the guest comes to you. Platforms find guests you would never meet on your own; that is what their fee pays for. The savings in the yearly view are real for the stays you could take directly: repeat guests, referrals, people who already know your place.

Start with those. Our guide to getting direct bookings covers where they come from, and the platform rules guide covers what Airbnb, Vrbo and Booking.com allow, so you don’t put a listing at risk.

Questions hosts ask

How much does Airbnb take from hosts?

Most hosts now pay Airbnb’s single service fee of 15.5% of the booking subtotal (nightly price plus cleaning and other host fees), taken from the payout. On the old split fee, hosts paid 3% and guests paid about 14.1% to 16.5%.

How much does Vrbo charge hosts?

On pay-per-booking, a flat 12% commission that includes payment processing, on the rent and any fees you add. Taxes and deposits pay a 3% processing fee instead. Travelers also pay a service fee.

What is Booking.com’s commission?

It depends on your country, property type and contract, and goes up with marketing programs. Booking.com doesn’t publish a single figure; check your contract or reservation statements.

What does a direct booking cost?

On a No Effort Rentals site, no commission: only Stripe’s card fee (2.9% + 30¢ for US cards), plus the yearly plan, $149 for one home.

Is anything I type sent to you?

No. The calculator runs in your browser. Nothing is stored or sent.
