A Guesty alternative for hosts who don’t need an enterprise platform.
Guesty is a full platform for running rentals with a team: API channel manager, owner portal, revenue management, 24/7 support. If what you need is a direct booking site, for one home or a large portfolio, there is a lighter way: ours, from $149 a year, with an Agency plan for unlimited properties from $799.
The short answer
Choose Guesty if you run your operations with a team and want one platform for API channels, tasks, owners and revenue, with support around the clock.
Choose No Effort Rentals if what you need is a professional direct booking site under your brand, built for you, at a yearly price you know in advance: $149 for one home, $349 for up to five, and the Agency plan for larger portfolios, unlimited properties from $799 a year.
What Guesty costs
Guesty publishes prices only for Guesty Lite, its plan for one to three listings: $20 a listing a month billed yearly, $29 billed monthly, or a $9 option that adds 1% per reservation for its pricing optimizer. Pro, for 4 to 199 listings, and Enterprise are priced by quote.
Every plan includes a direct booking website builder. Guesty’s help center lists the basic website as free on a Guesty subdomain, a custom domain at $15 a month, and an Advanced website at $49 a month plus 0.5% of direct booking volume. Guesty says it takes no percentage on reservations made through its booking engine itself.

Where Guesty is stronger
Guesty is stronger at
- Real-time API channel manager for Airbnb, Vrbo and Booking.com, 60+ channels on Pro
- Unified inbox with AI replies, automation for cleaning and messages
- Owner portal and revenue management on Pro
- Large teams working in one system, with owner and revenue tools on Pro
We fit better if you want
- A site that is built for you, not a builder
- Your own domain without a monthly extra
- One yearly price, published on our page
- One site for one home or a whole portfolio, with an Agency plan from $799 a year
What we don’t do:
- No API channel manager: calendars sync through iCal, so a platform can take a little while to see a new booking
- No dynamic pricing, no cleaning schedules, no owner statements
- Guest messages from Airbnb and Booking.com stay in their apps
- Bigger changes to the site go through us rather than a builder you drive
