Why a co-host needs a site of their own

Owners choose a co-host the way guests choose a stay: they look you up. A listing profile on Airbnb shows reviews, but it belongs to the platform and it can’t make your case to an owner. A site under your own name does both jobs at once.

Guests see every home you run in one place and book them directly. Owners see who you are, where you work and what you take care of, and they can write to you. Repeat guests who search your name find you instead of a listing that might be gone next season.

What your site does

  • Your brand and domain. Your logo, your colors, yourcompany.com, and email on that domain. The owners’ homes sit under your name.
  • A page for every home, with its photos, rooms, rules and a booking form, plus search, filters and a map across all of them.
  • A section that speaks to owners. The co-host template has a part for home owners: the region you work in and the numbers you want to show, which you edit from the dashboard.
  • Bookings and card payments straight into the Stripe account connected to your site.
  • Calendars that stay in sync. Each home reads its Airbnb and Booking.com calendars and sends its own back, so a night booked anywhere is blocked everywhere.
  • Seasonal rates, weekend prices and minimum stays per home, guest messaging, and guest reviews on the site.

See it working: the Terra Rossa demo is a co-hosting company with several homes, running the same software your site will.

How the money moves

Guests pay on your site and the money lands in your Stripe account, less Stripe’s card fee. We never hold it and we take no commission, whatever the number of bookings.

What happens next stays with you. Paying each owner their share, sending them a statement, invoicing your management fee: you keep doing it the way you do today. We don’t split payouts between you and the owners and we don’t produce owner statements. If that is the center of your work, a property management system does it, and you can run your site next to one (see below).

Which plan fits a co-host

The price follows how many homes are on the site, not which template you pick. One place is made for a single home, so co-hosts start at Up to five.

Prices in US dollars, billed once a year. In Italy the same numbers apply in euros, VAT included.

Where a property management system still fits

Your site takes direct bookings and keeps calendars in step. It is not a full property management system: it doesn’t schedule cleaners, set dynamic prices or connect to the platforms through their APIs.

If you use one already, keep it. Your site reads calendars through iCal links, the standard every platform and most PMS tools can export, so it can sit next to the tools you have. If you are comparing, our honest comparisons say where Hostaway, Guesty, OwnerRez and the others are stronger.

A PMS is the better tool for

  • Cleaning and maintenance schedules
  • Owner statements and payout splits
  • Dynamic pricing and API channel management
  • Large teams with shared tasks and roles in one system

Your own site is the better tool for

  • A brand owners and guests remember
  • Direct bookings with no commission
  • One yearly price instead of a monthly bill per home
  • Nothing to set up or maintain yourself
  • Growing past five homes: the Agency plan, unlimited properties from $799 a year

Questions hosts ask

Can each owner have their own page?

Each home has its own page, with its photos, description and booking form. The site, the domain and the brand are yours, as the co-host.

Whose Stripe account do guests pay into?

The one connected to your site, so yours. Paying owners their share stays with you, as it is today.

I already have homes on Airbnb. Do I have to move them?

No. Listings stay on Airbnb and Booking.com. The site adds a direct channel, and calendars sync both ways so nothing is double booked.

What if an owner leaves?

You remove the home from the dashboard and its page goes. The rest of your site carries on.
